We provide the following services :
Please note:- sellers sell, they have professional help - real estate agents, and they pay them - hoping that the cost of their services will be will be less than the increase in sales price that they will be able to achieve. This is often done by presenting the product in the best light.
Buyers beware! They need to see the product in its natural light. You can get impartial and independent advice but you need to pay for it. Free advice is usually paid for by someone else and they are the ones that benefit. Get independent advice - if you think you are worth it!
1. Buying agent : We help you source good value properties, regardless of who is selling them.
We advice on what to buy and what not to buy.
We help negotiate the best deal for the buyer and take you along the paperwork the whole way until closing.
Fee : 1.5 percent of the buying price + 10 percent of any discount we can get you.
We don't sell property and never get commission from the seller, and IF the seller or seller agent offers us commission, it goes straight to the buyer as a form of discount on the purchase price.
2. Renovation Project Management : We manage all your renovation projects from small to big.
Fee : depending on the project. contact us for a quotation
3. Rental property management : In Thailand, most letting agents will find you a tenant, help them move in and get a commission equivalent to 1 month for a 1 yr contract. And that is where the responsibility of the letting agent stops.
After that you need someone to manage the place for you if you are not here and that is where we come in.
Fee : We charge 5 percent of the rent for acting on behalf of the landlord. This is the management fee and covers all the day to day dealings with tenants, maintenance people, letting agents, etc
